Location Architect Townsend and Townsend and Crew the first Intellectual Property law firm in the United States, contracted Jordy Construction to build-out their 56,726 square foot high-end office in the newly constructed multi-use office building located at 1400 Wewatta Street in a Lower Downtown Denver. The project consisted of the build-out of the entire 5th and 6th floors of the 9 story building. Clients of the firm are greeted by a dramatic and soothing full-height water feature as they exit the elevators on the 6th floor entrance to Townsend’s office. Custom wood, stone, and marble finishes highlight the elevator lobbies, reception area, and conference rooms throughout the entire space. Designer art glass is also prominently displayed in floor-to-ceiling, wall-to-wall framed openings at a majority of their conference rooms and as inserts in the wood doors of their Board Room. Flat panel monitors, electronic projection screens, and high definition projectors allow for a truly hi-tech experience in their eleven conference rooms. The build-out of any core and shell has its own unique set of challenges, and this project was no different. Jordy worked very closely with the core and shell general contractor, who was working feverishly to complete their scope of work in order to obtain the necessary certificates of occupancy that would allow the first tenants of the building to move in on time (Townsend being the third tenant to receive a CO). Specific challenges included scheduling deliveries of the single freight elevator with two other general contractors who were simultaneously building out five suites, booming materials to the balcony of the 5th and 6th floors for approximately 85% of the materials used in the build-out, and suspending construction while the core and shell contractor held multiple tests of the building core fire/life/safety systems. Ultimately, the 17 week project was a huge success due to an incredible amount of teamwork between Jordy Construction, Acquilano (architect), Townsend (tenant), and Silverbrae Commercial Realty (building manager).
