Location Architect The Tamayo restaurant remodel set a new standard for how quickly a remodel can be accomplished with the $350,000 project lasting a mere 18 calendar days. Not only was the schedule a major concern of the client, the design required multiple rounds of value engineering to meet the client’s budget. Many upgrades to the building’s mechanical, electrical, plumbing, and life safety systems had to be updated during the project—all within the original project duration. Major finish upgrades were completed at the first floor dining rooms, bar, and restrooms; the second floor stairwell and private dining room; and the second floor rooftop patio. These finishes consisted of dark, rich hardwood flooring and wood base throughout the dining rooms and refinishing of the existing painted wood stairs and landings to match the new hardwood, new tile walls in the restrooms, metal cladding on the existing partial height walls in the main dining room, and a fresh coat of paint throughout. Custom millwork pieces were installed to create dramatic effects throughout, as well, including cladding the existing host stand in reclaimed naturally finished wood planks; dark stained oak cladding at the first and second floor bar die walls; stained oak trim at the first floor bar top; stained oak shelves with accent lighting at the back wall of the first floor bar to accentuate Tamayo’s vast selection of tequila; custom cabinets at the first floor bar, second floor stair landing, and second floor private dining room; and custom steel tops and back bar tequila lockers with accent lighting at the patio bar. The project also included a complete lighting upgrade throughout the restaurant with many custom fabricated fixtures. Two days into construction, Jordy was directed to complete roughly $16,000 in plumbing and heating repairs that were outside of the initial project scope. In addition to this, over $7,000 in electrical and life safety upgrades needed to be completed to bring the restaurant up to current code compliance in the last two days of the project. All of this added scope, along with late design and material changes were absorbed into the already tight schedule. With all the challenges that Jordy Construction faced before and during the Tamayo remodel, the end result was a beautiful upgrade in both form and function.
